How do 16 people buy a property together ?

A Simple Process

All of our investment syndicates are fully managed throughout the life of the investment.

The initial investment amount includes all upfront fees, a deposit on a property and security fund which helps in case of unexpected events.

We also locate all of the other investors in your syndicate for you and we notify you when the opportunity is fully subscribed.

The Life Cycle of a World 16 Investment

Step 1 : Find the right property

World 16 properties are not sourced because of a glossy brochure or a pretty picture. We buy because of the location, the sale price, the rental income and the ability to re-sell after a period of time.

Step 2: Package the investment

Once we have our property we can now turn it into an investment syndicate. We divide all costs, deposits, fees and taxes by the number of investors and we have our investment amount.

Because of the types of properties we source, this is usually around £3,000 (the same as a cash ISA). A UK limited company is formed for the purchase of the property which helps with personal liability and has excellent tax advantages. Each of the investors sign a shareholders agreement which is in place to protect the rights of everyone involved.

Step 3: Present the Opportunity

Now that the investment is ready, World 16 now show the opportunity to potential investors to see who would like to get involved. There usually 16 shares in a private property club, so World 16 try to fill the syndicate as quickly as possible.

Step 4: Property Purchase

Once all 16 investors have been located and all monies have been paid, the property is purchased and all fee’s etc are paid. Once the purchase is complete, you now legally own a 1/16th share in that property. You have now officially started your property portfolio!

Step 5: Property Management

When the purchase of the property is complete, World 16 assume the position of managing the property. We handle all of the issues including; letting queries, paperwork, development progress etc.

World 16 will notify you with regards to your property progress and keep you informed with valuations and the general status of your investment.

Step 6: Re-Sale

When the investment term is over, World 16 will assist with the re-sale of the property and insure that you get the best price at this stage. Once the property has been sold and all fee’s paid, the equity is split between the 16 members!
